Airbnb Management Near South Padre Island: Laguna Vista, TX

BookedMore manages a short-term rental in Laguna Vista, TX, on the mainland shore of the Laguna Madre, minutes from South Padre Island: Lakewood, a laid-back lakeside duplex. For owners on the island and around the bay, we handle listing optimization, beach-season pricing, guest messaging and turnovers, billed as a percentage of host payout.

    The market

Why Laguna Vista Is a Strong Short-Term Rental Market

South Padre Island draws beach trips, fishing and birding along the Laguna Madre, and a busy spring. Mainland towns like Laguna Vista and Port Isabel give guests a quieter base with the island a short drive across the causeway.

    1. Beach season and spring travel concentrate demand, so peak weeks and the quieter months need very different prices and minimum stays.

    2. Anglers, birders and winter visitors fill shoulder months, and they reward listings that spell out water access, parking and nearby launches.

    3. A home on the mainland side, like ours in Laguna Vista, competes on space, calm and value rather than ocean frontage, and the listing should say so plainly.

    Rules & taxes

South Padre Island, Laguna Vista & Texas Rental Rules

Rules here depend on which side of the causeway the home sits. The City of South Padre Island registers short-term rentals and collects its own hotel tax; Laguna Vista is a separate town. Here is what the official sources linked below say.

    • Texas state hotel occupancy tax: 6%

Texas charges a 6% state hotel occupancy tax on rooms costing $15 or more per day, and it applies to houses, condominiums and apartments as well as hotels. Homeowners renting to visitors collect it the same way a hotel does, and online travel companies and other third-party rental companies may also be responsible for collecting it. Local hotel taxes apply to rooms costing $2 or more per day and are collected by the local taxing authority.

    • On the island: register every short-term rental

The City of South Padre Island requires every property advertised or offered for a stay of less than 30 days to be registered, and hotel occupancy tax must be collected and remitted to the city, Cameron County and the State of Texas. Ordinance 26-01 updated the rules and is in effect.

    • On the island: 17% total hotel tax

South Padre Island's hotel tax is 10.5% (an 8.5% general occupancy tax plus a 2% venue tax), Cameron County adds a 0.5% venue tax, and the state adds 6%, for 17% in total. City tax is reported and paid through Deckard Technologies and filed monthly before the 15th; the county share is collected through Localgov; the state share goes to the Comptroller.

    • On the island: quiet hours for amplified sound

In zoning districts A and E, amplified sound outdoors is prohibited from 10:00 p.m. to 6:59 a.m. Sunday through Thursday and from 11:00 p.m. to 6:59 a.m. on Friday and Saturday.

    • Cameron County venue tax

Voters approved a Cameron County venue tax in November 2016. The county is authorized to collect 2% of qualified hotel revenues (0.5% inside South Padre Island), collected through Localgov, with returns due monthly by the 20th. Confirm with the county whether it applies at your address.

    • Laguna Vista: check with the town

We did not find an official Town of Laguna Vista page on short-term rental registration or a local hotel tax. Check with the town before you list a home there.

Checked against the Texas Comptroller, City of South Padre Island and Cameron County sources linked above on October 7, 2026. Rates and rules change; confirm with the city, town and county before you list. This is general information, not legal or tax advice.
