Tennessee Short-Term Rental Taxes (Polk County)
Tennessee publishes a dedicated tax manual for short-term rentals. These are its main points for owners. We did not find an official Polk County short-term rental permit page, so check local zoning and registration with the county before you list.
Sales tax: 7% state plus local, for stays under 90 days
Renting homes, cabins and condominiums for less than 90 days is subject to the 7% state sales tax plus a local rate that ranges from 1.50% to 2.75% depending on the county or city. The sales price includes required cleaning fees, guest booking fees, non-refundable pet deposits and damage protection fees.

Platforms collect on their bookings; you collect on direct ones
When a booking comes through a platform that is a marketplace facilitator, the platform collects and remits the sales tax and the owner keeps records showing it was booked there. Owners who rent directly, or sell extras such as firewood, collect and remit sales tax on those sales themselves.

Local occupancy tax for stays under 30 days
Many Tennessee cities and counties charge a local occupancy tax. Since January 1, 2021, short-term rental marketplaces remit it to the Department of Revenue for stays under 30 continuous days; on direct bookings, the owner collects and remits it to the local government.

Business tax
Renting vacation lodging for less than 180 days is subject to Tennessee business tax; an individual owner owes it if annual taxable gross sales reach $100,000 or more in a jurisdiction. Where a property management company is used, the company, not the owner, owes business tax on its gross sales from overnight rentals.
